Real estate acquisition and investments
The purchase of real estate by foreigners is subject to specific laws. The legal requirements are much less bureaucratic than in Germany, for example.
An entry in the land register is not decisive here for the transfer of ownership of a property! Traditionally, it is not ownership as such, but ownership that is transferred to a buyer. This is done by means of an irrevocable power of attorney (Arabic: “taukiel” spoken), which is officially certified at the registration office (Arabic: “shachr al akari”, sometimes also called “notary office”) and registered there.
After the seller’s signature on the power of attorney, the agent (buyer) has received all rights and obligations of the property. With this power of attorney, the buyer is then entitled to be registered as the owner in the land register (if available).
If a foreign buyer registers his property, he can acquire a maximum of 2 units with a total of 4,000 square meters. Resale is only possible after 5 years. The official costs for the registration process amount to a maximum of 2,000 Egyptian pounds, plus legal fees.
